Why do I need a property survey?


A property survey provides a detailed report regarding the condition of a property. The surveyor will take into account all accessible parts of the property, including the roof, plumbing, floor services and effectiveness of the insulation. A valuation helps sellers to ensure they are receiving a fair price for their property, and reassures buyers that the building they are purchasing is safe and in good condition.

What type of property surveys are available?


The RICS Condition Report

This survey is best suited to those buying or selling a conventional house, flat or bungalow made from common building materials and in a reasonable condition. It covers the condition of the property but doesn't include a valuation or advice on repairs and maintenance. The RICS Condition Report is better suited to modern properties, less than 20 years old.


The RICS Homebuyer Report

For a more extensive report regarding a conventional house, bungalow or flat then request The RICS Homebuyer Report. As well as a condition inspection, you will also receive a valuation and insurance reinstatement figure.


The Building Survey

Formerly known as a Structural Survey, this type of report is for large, run down, dilapidated, older and altered/empty properties. It contains detailed information on the structure and fabric of the property, and can also be used when major works are planned.


Specific Defect Report

We can undertake specific defect reports in relation to concerns the purchaser or mortgage company may have. This can include structural movement reports and schedules of condition.


Matrimonial/Probate Valuations

A matrimonial valuation is typically required during divorce proceedings when a property requires valuing for the settlement of marital assets. A probate valuation follows the same principle and is typically carried out on behalf of the beneficiaries of the deceased's estate.
